Do NOT trust these people! Their BBB report (under their previous alias, "Bay Law Group," gives them a solid "F" grade. They have 19 unresolved complaints, most alleging they never gave refunds to clients who failed to receive mods. I asked Danny Circio to give me one reference for someone whose loan had fallen through and who got a timely refund, and he said it had never "needed" to happen, no one had ever had to ask for one. A total lie, just read the reviews, also on Ripoff.com. People lost not just their money, but some their homes. We signed with them, a good, safe contract, then they pulled a Bait and Switch and on some unrelated technicality said we needed to sign a new contract, but it would be "exactly the same" as the first. Good thing I read it! They had CHANGED the part that said "no fees due until CLIENT obtains and signs modification" to "no monies due until LAW FIRM recieves offer," PERIOD. No more CLIENT having to obtain OR sign it. They also took out a special protection clause ("no monies due if no mod obtained"). They thought we wouldn't notice. We made them use the original, and we got the offer, as promised. What they don't tell you is that when they demand payment in 3 days from signing, your MOD isn't FINAL for 30 to 60 days, until it RECORDS, during which time the banks reject many mods, even though you've already signed and notarized them. They were furious and told us the bank was "wrong," we needed to pay now or they would "cancel the modification." So we checked online, the name Danny Circio on Pipl.com (free), and there it was, the link to the BBB report and a lot of other ugly stuff, specifically naming him, the guy we were working with. We said no way would we give them our money until the mod was final, with reviews and a BBB report like that, to which they responded with threats to put a lien on our house, etc. Turns out that is specifically "a crime punishable by law," under CC 2945.4, if done to collect a debt BEFORE a modification is actually recieved. When I called him on it, he backed off right away and changed his tune, but still lots of aggressive threats. He calls 5 times in a row (in 3 minutes!) on the phone, but we wanted him to threaten us in writing on email, which he did. Also, Cal Civil Code #2945.2, the "right to cancel" law, says that they are required to attach to their contract a "cancellation" page for the consumer, giving you 3 days to vacate the contract. They did not include this, and the law says that if they don't, you can cancel at any time. They don't know this, because there are no "lawyers" involved. Their "3 days from signing" payment rule is in itself a violation of SB 94, the Oct. '09 Cal law that forbids collecting or attempting to collect fees before the modification is complete. I checked, and they are also not registered with the State, as required by law, to do modifications, and they have not posted a "surety bond" of $100,000, also required. I'm reporting them to the State Atty Gen. office for investigation, as well as the L.A. District Atty, as others have. When you make them angry, they get super aggressive and nasty. Scary. Please remember, above all, they will try to make you pay BEFORE your modification is final, whether you actually get it or not. Some of the "glowing" reviews are plants, I'm sure, because they had me call a reference that was so fake he must have been a plant, a co-worker at the next desk, no doubt. They have NEVER made a refund! Read the reviews of the people who got hurt. We missed a speeding bullet.
P.S. We have tried to reach the "lawyer" Mahan Abbasi they SAY they work for: if you call the number on the phony website (no names of lawyers or email addresses), no one EVER answers, only a machine. I looked him up and there is a lawyer by that name in INDIA, whose name they must be using (for a fee?). I have left numerous messages and no one calls back, and when I ask Danny Circio to speak to an actual lawyer in charge, he claims he only "works directly for Abbasi," and no, I can't talk to him. I'm so sorry for all those who lost their money and/or homes.
